Admiral Taverns buys Mountain Pub Company's ten pubs

The UK's largest community pub group adds ten northern England locals from Downing, its first acquisitions since a run of 2024 deals pulled it back to profit.

Admiral Taverns has bought the Mountain Pub Company, adding ten community pubs across northern England to a national estate that has been growing again after years of standing still.

The deal, advised by law firm Addleshaw Goddard, sees Admiral acquire the business from Downing, the investment manager that had owned it. The portfolio includes long-running local venues such as The Southport Coaster in Southport and The White Hart in Todmorden, and all ten will move into Admiral's Proper Pubs division, which already runs more than 240 community-focused pubs across England, Scotland and Wales.

Admiral calls itself the UK's leading community pub group, with a national estate of more than 1,400 sites, most of them wet-led locals rather than food-driven gastropubs. It is owned by Proprium Capital Partners, a real estate private equity firm, which has backed a run of bolt-on deals after a leaner stretch for the business.

Buying ten pubs at once instead of one at a time is Admiral's bet on where the UK pub trade is heading next.

Admiral's first acquisitions since 2021

The Mountain deal is part of that run. Admiral returned to full-year profit on the back of its first flurry of acquisitions since 2021, buying 137 pubs from Marston's in 2024 and a batch of Star Pubs & Bars sites more recently, before turning to Downing's estate this month. The pattern points to a company using a stronger balance sheet to consolidate a fragmented corner of the market, one community local at a time, rather than chasing a single headline-grabbing purchase.

That consolidation is happening against a 22% rise in UK pubs and restaurants coming up for sale, a figure that points two ways at once: more distressed operators looking to exit, and more targets for a buyer with the cash to pick them up cheaply.

Community pubs as the safer bet

Wet-led community pubs have held up better than food-led sites through several years of rising costs, partly because their overheads are lower and partly because a regular local has fewer tables to fill on a quiet Tuesday. That is the logic behind Admiral's strategy, and it is the opposite bet to Daniel Craig's recent move into pub ownership in Clerkenwell, a single high-profile site rather than a portfolio built for scale.

Admiral has not disclosed what it paid for the Mountain estate. What it has signalled, buying ten pubs at once rather than one at a time, is where it thinks the next few years of the UK pub trade are heading.
